good points. what comes out is simple. can we afford all of this? while Pl and WE are very…Read More important, can we afford it? if the town can afford $200K cops and $160K firemen where is the $$$ coming from for two extra library branches? education and access to hardcopy books is very important (still) for kids. the library programs have always been beneficial, regardless who is using it. the sad fact is that the town is hard pressed to pay for this while they keep hiring their friends (including a library board member) to mad up jobs. fighting about differing opinions isn't productive. decide if you want higher taxes or two more branches (right now)

But as always found a new wrinkle today if you turned down an SBA loan they will now deduct that amount from any of your "un met needs" that will greatly reduce any money you can get through HUD as well.

One of the other issues is this is the first major flooding event after the passage of the…Read More Biggert-Waters act of 2012 that changed the structure of flood insurance rates. Almost nobody outside the insurance, banking or real estate industries heard of it before Sandy and now it has all come to light and we all are seeing how it affects us. Again as far as the premiums go if you had flood insurance before the passage without a lapse your “rating” will not change. You would likely continue to pay the same “rating” (generally the pre-FIRM construction rate if you owned your home in LB since 2006) while the actual dollars paid may rise you won’t in general get wacked with the new higher ratings but you can’t pass that rate along to the next buyer, you cannot let it lapse, you cannot make more than 30% improvements/repair and or if they offer you HMGP money and you refuse to comply the new rates kick in. Did you notice the little bit about “30% repair/renovation” that is one of the catch 22’s built in. Even if you successfully challenge a substantial damage determination (50%+ damage) and submit for a building permit for 30%+ repairs you are now out of your grandfathered rate and will also be required to comply with the new building code. I realize everyone is dealing their immediate needs but just remember about the future and you still may be required to rebuild to the new standard and if you challenge the substantial damage you are cutting yourself off from ICC money through your insurance.

Berkowitz is right. Too many of the same yogurt shops could put them ALL out of business. Just like there were too many cellphone stores and pizzerias in the same neighborhood. But it's not up to the City or the existing store owners to limit the type and number of businesses allowed here. Let Betkowitz complain. He has a right to, and I will still be a regular customer of his. If anything..We should boycott the NEW yogurt shop. Who needs another one when we do t have any kennels, massage parlors, pawn shops,Dollar Trees, Chinese buffets, or auto supply stores in town.

By using the parking waiver to deny a bar, strip joint, etc, the council would be (in theory) working to preserve the value of the entire area not just the business next door.
You do not need to worry about the skimming of the business from the yogurt shop. The city has created Smilin Jacks Family & Friends Oceanfront Food Court, and I am certain some savvy (read connected) entrepreneur will open a tasty yogurt/ice cream truck right on the beach. The only think Mr B and others will need to worry about is picking up the wrappers of the ice cream that the people heading from the beach will have finished by the time they get to Park Ave.

Paul, those laws are enacted to protect the existing property values of others. For example if an…Read More adult book store wanted to open next to Gino's, the owners of Gino's would likely fight that use because it would negatively impact their existing business. By denying an adult book store the right to operate the goverment is favoring one business owner over another. Additionally, it is also the responsibility of government to attempt to maximize its tax basis. What happens if this store is only seasonally, but skims off enough of TF or RM business in the summer that both stores end up shutting its doors and we have 2 more empty store fronts (and in theory less valuable commercial real estate in the tax base)? Is that a good outcome, wouldn't we as taxpayers be better served with long term profitable merchants? Again, my points are for discussion and theoretical in nature, and all I am trying to do is point out the use of real estate is always regulated by goverment - and those regulations typically are the result of trying to protect the value of one group of owners over another (typically smaller) group of owners.

actually, $2500 for a camp that brings in hundreds of thousands of dollars, seems quite low.…Read More especially since there is no competition nor any bid process. good guys, just a very bad process for the taxpayer. can't understand how the truth gets changed. it was very simple. 2006 the surfers came in numbers to the board meetings and opposed a plan that would have reduced a lot of Sandy's damage. I went and listened to those board meetings. now these guys run around and claim it isn't so. kinda funny. if they weren't doing the charity work, i'd be bashing them but I guess they are trying to repent. this town is just full of groups with no clue and clueless intentions. and Paul, for the record, the surfers came out blatantly for the previous administration and they got clobbered, so don't put much weight into the influence/vote thing. the homeowners know what the priorities are and anyone that the surfers get behind is going to get smacked down
